  we started renting from Iowa house fixers in Jan 2013 she said we could just rent the house for a year and then negotiate a possible contract at the end of that lease. Windows were not up to code, either was the garage, the ac, the furnace, the water, the foundation, or the doors/ knobs. She told us that she will be constantly working on the house while We lived there so that by the end of our lease we would have a good idea if we want to move forward with a purchase or not , as soon as we moved in she stopped dead in her tracks and ignored all complaints we had, like the fact that the ac couldnt keep the house under 90 degrees( keep in mind I got 2 kids and pets) and there was large amounts of water in the basement ( which she also said she would address "once the ground softens up") about a month in we get a knock on our door from the city saying we need to vacate the house because there is no rental certificate for the property, so I call her and she states that she hates all these "pesky laws" and writes up a draft for a contract for deed and pressures me to sign that instead of my initial lease which I had already signed because then she wouldn't have as detailed of an inspection from the city, (i was hesitant but ok with this because again she was promising me these things would be fixed in a timely manner anyway.) She promised me windows by April, in march she came out and measured and said she would start the 1st of April, then may, then June, etc eventually I called her out on all these blatant lies, and she told me that "I am buying this house and I need to start taking responsibility myself...")....WHAT?  The house is not up to fire code, or probably any code for that matter. Now its infested with wasps, literally dozens of wasps, ( again kids, pets etc.) She told me she would let me move but I can't help but feel that I am entitled to so much more then that.... nothing feels right about this, laws have to have been broken here,
